Villa Kinaree Estate is an owner-managed luxury villa in the heart of Seminyak, Bali — two connected villas that flex from four bedrooms up to a ten-bedroom estate for larger families and groups. A short walk from the beach, with two private pools and a full-time team, it's made for big gatherings and longer, unhurried stays — booked direct, with transparent rates.

Set on 1,800 sqm of landscaped gardens in Seminyak's Oberoi area, the estate is ~500 m from both the beach and Ku De Ta. Villa Kinara (6 bedrooms) and Villa Kinaree (4 bedrooms) can be rented separately or combined as a true 10-bedroom Villa Kinaree Estate.

The 6-bedroom Kinara and four-bedroom Kinaree both feature L-shaped swimming pools, huge living rooms, indoor and outdoor lounging and dining, pool tables, vast individual bedroom suites, world-class interior design within a Bali setting, and every conceivable luxury for the sophisticated holidaymaker.

Villa Kinaree Estate has unrivalled facilities with 13 full-time staff, including butler, experienced cook, housekeeping, gardener, security plus on-demand chauffeurs and spa therapists, all dedicated to ensuring guests are pampered during every moment of their stay, except of course when they hang out the red 'do not disturb' flag to ensure total privacy.

  Amazing! 10/10. My family and I could not recommend this place enough. The Villas are simply stunning, the location is great - but by far the best part are the staff and service. We've never experienced anything like it. Adi, Cynthia, Wayan & Kadar, and all the other staff, made this family trip a once in a lifetime. The booking was easy and the service was extraordinary. There was about 20 of us there for 4 nights to celebrate 2 milestone birthdays. My niece also threw in a surprise wedding ceremony at the last minute. All events went off without a hitch and the wedding ceremony was beautiful. We are all so grateful to the Villa staff. They worked incredibly hard to make everything perfect. They went above and beyond expectations. So welcoming, friendly and warm. Nothing was a problem. If we needed anything - it would just magically be done or delivered. It's hard to describe how good they are. 10/10. We'll be recommending Villa Kinaree to all our friends and plan to come back again to this paradise.

  Absolutely stunning!!!! Myself and my family recently stayed here to celebrate two birthdays along with my very last minute wedding! And what an incredible time we had!!!   Totally best ever One of the best holidays I have ever had. Wayan and Kadek gave the best service I have ever experienced. Very hard to describe but they have gone above and beyond.   Amazing Villa & Exceptional Staff We had such a wonderful stay at Villa Kinaree in Seminyak. The villa itself is beautiful and incredibly spacious, with large bedrooms, plenty of room to relax and two fantastic pools. The cooked breakfast each morning was also excellent and such a lovely way to start the day. What really made our stay exceptional, though, were Kadek and Wayan. They were absolutely amazing and genuinely went above and beyond throughout our entire stay. Nothing was ever too much trouble, and they were always warm, attentive and incredibly helpful. Their hospitality made us feel so well looked after and turned an already beautiful villa into a truly memorable experience. Kadek and Wayan are an absolute credit to Villa Kinaree, and a huge part of the reason we would happily stay again. Thank you for making our time in Seminyak so special!

  The perfect getaway for large groups and families We recently stayed for five days on a girls’ trip and had the most amazing experience. The villa was beautiful and every room was huge (no “short straw” room!) It was in the perfect location — close to everything, but tucked away enough to feel peaceful and private. A huge thank you to Wayan and Kadek, absolute legends who truly made our stay. They went above and beyond to help us with absolutely everything, always with a smile, and nothing was ever too much trouble. We honestly couldn’t fault our stay and only wish we could have stayed longer. We would absolutely come back!

  Amazing, relaxing and fun! We have had the best time at Villa Kinaree. The staff were amazing! Wayan and Kadek were polite, kind and tended to all our needs 24hrs.   The best villa - can’t wait to go back My friends and I had an incredible stay at Villa Kinaree. We booked the entire 10 bedrooms and it was perfect. The rooms are all good sizes and the common space is open, bright, super clean and beautiful. The garden is super well maintained and the pool is a nice temperature.
